Roughcasting price bands in east Scotland
These are the ranges our own jobs land in, including scaffolding, materials, labour and clearing up. Most houses fall in the middle of the band. Anything unusual, we tell you at the survey rather than after the job.
Single gable end or one elevation
roughly 25-45 m²
Common after water damage or a failed patch. Scaffolding is usually the biggest single line.
Semi-detached house, full render
roughly 90-130 m²
Includes prep, scrim/beading, base coat and wet dash finish.
Detached house, full render
roughly 140-200 m²
Price moves most with height, access and how much old render has to come off.
Crack and patch repairs
per area
Hack off blown sections, re-dash and colour match as closely as the existing allows.
Pebbledash removal and re-roughcast
per elevation
Strip the old dash, make good the substrate, then a modern wet dash finish.

What changes your price
Five things push it up. Five bring it down.
- + Three storeys or a steep, awkward site - more scaffold, more days
- + Stripping failed render or old pebbledash before anything new goes on
- + Damp, cracked or crumbling substrate that needs repair first
- + Lots of detail: bay windows, dormers, decorative bands, tight boundaries
- + Coloured or through-coloured silicone finishes instead of a standard dash
- Sound existing walls that only need cleaning and prep
- A straightforward two-storey box with clear access all round
- Doing all elevations in one visit rather than one gable at a time
- Booking outside the spring and summer rush
- Flexible dates so we can slot you between larger jobs

Common questions
Things homeowners ask
- Because two houses the same size can be thousands apart. Access, height, and how much old render has to come off change the number more than the wall area does. The bands above are what we actually charge; the survey turns that into one fixed figure.
- Yes. Every written quote we give includes scaffolding, materials, labour, waste removal and VAT where it applies. You will not get a separate scaffold bill later.
- A typical semi is 5 to 8 working days once scaffolding is up, depending on drying time between coats. Scottish weather can add a day or two, and we will tell you if it does.
- For larger jobs we take a materials deposit before we start, with the balance on completion once you have seen the finished work. Small repairs are usually paid on completion.
- It usually pays back in two ways: it stops wind-driven rain getting into the stonework, which prevents far more expensive damp repairs, and a tidy fresh finish makes a real difference to how the house shows.
